We are actively seeking land for new developments with or without a current
planning approval; office buildings for conversion to residential apartments;
air space leases allowing new floors of apartments to be added to existing
buildings and other development opportunities.

JMP welcome the opportunity to enter into joint venture projects with
land owners and to take opportunities forward through the planning process
on a 'subject to planning' basis. We are happy to pay introduction fees and always
look to retain agents where applicable. Our aim is to ensure that any land and
property bids are of the highest viable level enabling land owners to achieve the
maximum value for their land.

Land and other development opportunities for between 5 and 150 plus units
are being sought now and all will be treated confidentially, thoroughly evaluated
and offers will be made promptly.
